Today's prices are phenominally low on oceanfront properties on the Outer Banks.  Whether it is a bank owned property (or REO or foreclosure), a short sale or even a 'normal' sale, deals are all over! 

If you are interested in investing in an Oceanfront and you intend on getting a loan, contact your lender and have them send you a pre-approval letter.  When you come to the Outer Banks, have your pre-approval letter with you and your check book.  Chances are, you are going to fall in love with a beach house and the price is going to be right so you want to be ready!  Ask your agent questions like what is the cost of flood insurance and is it assumable?  Ask to see a copy of the property management's year end statement for the previous year and for a list of expenses from the seller as well.  This way you can get a good feel of the carrying cost of the home. 

If you are paying cash, be sure to bring proof of funds with you.  Any type of  financial statement showing available fund will do or a letter from a financial institution stating the money is not tied up.  On your financial statement, be sure to black out or white out any confidential information.
